Most Barking bathrooms are one of three rooms. The biggest group by far is Becontree: tens of thousands of 1920s and 30s houses built to the same handful of plans, nearly all with a small square bathroom over the hall and a separate WC beside it. Knocking those two together is the highest-value thing you can do in one of these houses — it turns a cramped room into one that takes a proper shower enclosure and a vanity unit, and it costs far less than people assume because the stud wall between them is rarely structural. The catch is the soil stack and the existing waste runs: move a WC more than a metre and the fall stops working, so the layout has to be planned around the drainage rather than drawn first and plumbed later. The second group is the flats and privately let property around the Gascoigne and Thames View, where the job is usually a full strip-out turned round quickly and cleanly between tenants — and where the corner that always gets cut is waterproofing. Tiling straight onto plasterboard behind a shower will look perfect for two years and then quietly rot the wall out. We tank properly behind the bath and inside the enclosure, every time, because putting it right afterwards costs more than doing it right did. The third group is Barking Riverside and the newer Beam Park streets, where the walls are flat and true, the services are already where they should be, and the work is about specification rather than problem-solving — larger format tiling, better brassware, a room finished to match what the flat is worth. Across all three the method is the same: one written price covering strip-out, plumbing, electrics, plastering, tiling, the suite and taking the old one away; one team who do all of it in the right order so the job never stalls waiting on another trade; everything tested and certified; and the room left clean rather than dusty. How long does a bathroom take?

A straight replacement is usually five to seven working days including the strip-out. Moving the WC or the soil run, or a wet room with tanking, runs closer to two weeks. You get the days in writing before we start.

Do you supply the suite or fit mine?

Either. We fit suites you have already bought from anywhere, or we supply the whole thing — and we will tell you honestly which brassware is worth the money and which is a badge on the same valve.

Do you do the plumbing and electrics?

Yes, in-house, along with the plastering and tiling. That is exactly why the job does not stall for a week waiting on someone else to turn up between stages. Everything is tested and certified.

Can I move the toilet?

Usually, but it depends on the soil stack and the fall. Move a WC too far from the stack and the waste stops running properly. We plan the layout around the drainage rather than drawing it first and hoping.

What happens to the old bathroom?

Strip-out, rubble and disposal are all in the price, and the room is left clean rather than dusty. Nothing is dumped in the hall or the front garden for a fortnight.
